  • Management Fee: We charge a management fee of 20%, which covers all the services required to manage your property, including marketing, guest communication, and cleaning.
  • No Upfront Costs: As a landlord, you will not incur any upfront costs with Pillow. Our management fee is only charged once your property is booked.


Onboarding

  • When we take over the management of your property, you will meet with one of our key account managers to complete the handover procedures of the property
  • Our photography team will take the best pictures of your property to make sure to increase the visibility of your listing
  • Once the onboarding procedures are completed, you will be given access to our landlord dashboard via a secure login portal


Listing Management

  • When your property is listed, we will create your listing in the most professional manner and make sure to optimise its ranking so it will rank high on all the booking platforms so it can achieve high occupancy levels
  • With our dynamic pricing algorithms, we will make sure that prices are adjusted every single day of the year depending on supply and demand, low and high seasons of the year, thus achieving the highest return for your property at all times.
  • Your property gets listed on the most common booking platforms such as AirBnb, Booking.com, VRBO and others and we’ll keep an eye to ensure that your property always gets ranked high and that comments on those platforms are responded to in a timely manner.


Security

  • All guests that will stay at your property will get vetted through an ID check
  • We will also keep an eye on good and bad guest behaviour for future bookings at your property


Guest Services

  • The complete guest management from arrival to departure will be taken care by us – you will never need to meet or speak to any of the guests.
  • We will take care of all check-in procedures and also will use smart door locks (wherever possible) to ease check-in and check-out for guests.
  • We are following local regulations and are working closely and adhering to the policies of the DTCM and its reporting procedures. We are fully licensed and have all the paperwork and standards that are required and always thrive to exceed them.


Property and Hospitality Services

  • Your property will be managed as if it is a 5-star hotel with quality housekeeping, impeccable guest services and so much more

Where does Pillow provide its services currently?

We currently only operate in Dubai, United Arab Emirates. We offer a turnkey service to list, decorate, clean and manage the entire process from start to finish.

Which platforms do you list the properties on?

We will list your property on Airbnb, Booking.com, VRBO, Expedia and our direct booking website.

I want to use the property for myself at times – how do I block the dates?

Please advise us of the dates you want to have your property blocked for self-use and we’ll manage the calendar accordingly. Alternatively, you can visit the soon-to-be-launched property owner portal where you can block those dates yourself.

How much does the property management service cost?

We are charging a commission of 20% + VAT which covers all the services we provide. No hidden charges!

Do I need to pay any onboarding or setup costs?

You do not need to pay any onboarding or set up costs whatsoever. We will take care of everything to get your property listed. We will get our professional photographer to take beautiful pictures of your property – totally free of charge.

How can I keep track about what’s happening with my property?

We understand that as a landlord, it is important for you to stay informed about your property. That's why we provide monthly updates on your property's occupancy, revenue, and any other important information you need to know. Additionally, you will be able to log into the dashboard for your property at all times to see what’s going on.

When do I get paid?

We will pay you on the revenue of your property on a quarterly basis. Payments will be made promptly to your designated bank account.

What happens when a guest damages my property or steals something?

If a guest damages your property or steals something, don't worry - we have got you covered with our property insurance. We will handle the claim process and make sure you are compensated for any damages or losses.

What do I need to do to start hosting with Pillow?
